The knock-through is a day. What surrounds it is the project: confirming the wall is not load-bearing or beaming it if it is, moving services, and reinstating floors and ceilings across two rooms that never matched.

  • Structural survey. Establishing whether the wall carries load before anything else is decided.
  • Beams and support. Where the wall is structural, a steel or concrete beam sized and certified.
  • Services moved. Plumbing, electrics and extraction rerouted for the new layout.
  • Flooring reinstated. Continuous flooring across both rooms so the join does not read as a scar.
  • Ceiling and lighting. Levelled across the new span, with lighting planned for one larger room.
  • Licences prepared. The technical documentation you need to apply for the works licence.

Open-plan kitchens in Estepona — common questions

Can I open the wall in an apartment?
Sometimes. It depends whether the wall is load-bearing and what the community statutes say. Both have to be confirmed before anything is designed — it is the first thing we check, because it decides whether the project exists at all.
Do I need a licence?
Yes, and for structural work it is a major works licence. Applying is the owner’s responsibility and the fees are not in our quote, but we provide the technical documentation needed to apply.
How long does it take?
Six to ten weeks, depending on the structural work and the licence timeline.
Will the floors match?
Not unless they are replaced across both rooms, which is what we normally recommend. A visible join between two floor types undoes most of the effect.
Who arranges the licence and community permission?
You do. Applying to the town hall and getting permission from your community administrator are the owner’s responsibility, and licence fees and taxes are not included in our quotes. We give you the technical documentation you need in order to apply.
Can you manage the job if I live abroad?
Most of our clients are not in Spain while the work happens. We send photo updates at each stage, decide against the agreed spec and hand over with a video walkthrough.
How do payments work?
Staged against work completed, never the whole amount up front. The schedule is in the contract before anything starts and every payment is invoiced with IVA.
